Pricing Narrative
We are not in a hurry to sell. We are selling a unique property, which we feel deserves a unique price. We personally believe that there are very few large parcels of land in the Tri County area near Traverse City Michigan. If you are familiar with NW Lower Michigan you know that Benzie County is close to all vacation amenities, lakes, and the Cherry Festival in Traverse City. Because this property is extremely private, being bordered mostly with State Owned Land, we feel this property would be extremely attractive to Hunt Clubs, Snowmobile Clubs, Horse Riding Clubs, Campground Development, Agriculture, ATV Clubs, and Multiple Home Site Development. With the property’s direct connection to State Lands, and those State Lands being directly connected to statewide ATV trails, Snowmobile trails, and Michigan’s shore to shore horse trails. It is very rare that you don’t have to trailer your units, just saddle up and go.
For Hunting, the property itself can support at least 8 hunters, plus the ability to hunt attached State Lands. The large barn can house as many ATV’s as necessary. The property itself already has one established raised enclosed hunting blind. The entire property has 4 wheeler trails already established and are mowed with an included professional trail mower. Actual Home Description
Despite the fact that you will be purchasing this property for your own specialty purpose, the home itself, while not being a million dollar home, it is a rather nice one. The Ranch Style Home is 1680 sq ft on the main floor, providing 3 bedrooms, two full baths, one in the master suite. A large open floor plan Living Room/Dining/Kitchen area, a separate laundry room on the Car Port Entrance side of the home, and finally a door to the lower stairway, another 1680 sq ft additional finished living space.
The lower level provides an additional full bedroom, full bath, plus an area that can be utilized as a bunk room/office as desired. This level also provides a very large open concept family room/partial kitchenette with walkout patio sliding door. The kitchen area has a good deal of counters, cupboards, sink, and beverage cooler. The final room is a closed door furnace room with full upright freezer.
The Heating System is an Air To Air Heat Exchange Furnace with Central Air Conditioning. The Heating System uses propane fuel only when the temperature falls below 28 degrees, otherwise it uses it’s very efficient Air To Air Heating System. The only portion of the lower level that is unfinished is the ceiling. Since we had 9 foot basement walls poured, we have been undecided as to either finish the ceilings at 9 feet, or utilize an 8 foot dropped ceiling where things can be serviced easier. When we had our well drilled we had special connections made to allow for our in ground sprinkler system, and an additional outlet for future pond making, or additional watering device. It is available and still unused. The home also has an 8′ x 24′ front deck. At the time the deck was built it’s footings were poured to allow for full support of a covered porch with full roof in case we wanted one in the future. One simply has to pull up a few deck boards to position the deck posts, build and blend the roof with the home roof and you would have a covered front porch.
To conclude, the home offers two finished levels, 3360 finished square feet, 4 bedrooms, 3 full baths, two large living areas which lends itself to groups like clubs and larger groups. The current home’s furniture is negotiable with the sale. All Televisions and computers in the home are supported by Elon Musk’s Starlink High Speed Internet. This latest “state of the art” internet service is extremely reliable in our remote area, and has provided us with extremely fast computer browsing and TV streaming service.
To finalize, the home has an attached High End Carport that was added just in 2020. It was designed by us to allow usage in summer as an outdoor barbeque party area with Television. It has a 24′ x 24′ double car parking area with an attached 6′ x 12′ home entrance area. The dual roof is supported by 10 6″x 6″ 10′ high posts. The carport has rolled up heavy clear plastic sides that can be dropped for winter use and act as a partial garage. (see pictures, as this description doesn’t do it justice)
Large Stick Built Barn
The Barn has to be seen to really appreciate it. The owner designed, and color coordinated it to compliment the home. It’s custom designed for a dual floor barn, with a gambrel style roof with cupola. Square footage wise, it offers a full 30′ x 50′ lower level with a huge 18′ x 10′ garage door with opener. The barn has full electric, including 30 amp service outside in support of personal RV units. The barn does not have insulation, heating or water. The lower level has shelving on one full side, a full sized refrigerator freezer, and a workbench. The upper level is accessed via stairs to a 16′ x 40′ area, and has shelving on both sides, plus a small separate room on one end. The building has a rear split entrance doorway/exit at the half stair level point. The barn has an 8′ x 16′ deck on this rear entrance/exit.
